Terms and Conditions – Seasonal Rental Agreement 2026
BETWEEN THE UNDERSIGNED,
OF THE FIRST PART: The company G FAUVETTES, represented by Ms. Marie DONCKELE, born on March 17, 1974, in Neuilly-sur-Seine (92), residing at 7 allée Paul Gauguin, Gassin (83580). hereinafter referred to as “The Lessor” (or “Le Bailleur”).
AND OF THE SECOND PART: Mr. and/or Mrs. ______________________________________________________________ Residing at __________________________________________________________________ Landline number: _________________________ Mobile number: ______________________ Email: ______________________________________________________________________ hereinafter referred to as “The Tenant” (or “Le Preneur”).
It has been agreed between the parties that the Lessor shall rent the accommodation described below to the Tenant under the following conditions:
1 – PURPOSE OF THE RENTAL AGREEMENT
The parties declare that this rental is not intended for premises used as a primary residence or for mixed professional and primary residential use. Consequently, they agree that their respective rights and obligations shall be governed by the stipulations of this contract, by the decree of December 28, 1976, as amended, and failing that, by the provisions of the Civil Code. The premises subject to this contract are rented furnished as a seasonal rental.
2 – DESCRIPTION OF THE ACCOMMODATION
2.1. Address: Le Clos des Fauvettes – Le fay – 25 rue des fauvettes – 27240 Mesnils-sur-Iton, France.
2.2. Renovation date: 2023/2024.
2.3. A description of the accommodation is attached in Appendix A.
3 – DURATION OF THE SEASONAL RENTAL
The Lessor rents the accommodation to the Tenant from [Date] at 5:00 PM to [Date] at 10:00 AM. The price for an additional night shall be 630 euros. The Tenant expressly agrees to have fully vacated the accommodation by [Date] at 10:00 AM at the latest and to return the keys to the Lessor. The accommodation must be returned tidy. Instructions can be found in the welcome booklet and are also specified by “La Loge de Paulette”. At the start of the rental, the Lessor will provide the Tenant with keys and instructions via the concierge service “La Loge de Paulette”, which handles arrivals and departures.
4 – RENTAL PRICE AND CHARGES
The Parties have agreed to set the price per night at 630 euros (six hundred and thirty euros). Total rent: …………………. for the duration of the stay (…. nights). The above rent includes, for the entire duration of the rental, the payment of rental charges and available utilities listed below:
- City water
- Air conditioning
- Beds made and cleaning done upon arrival
- Access to the entire park and outdoor areas
Tourist tax and cleaning are not included. The cleaning fee is mandatory and amounts to €250 (two hundred and fifty euros). The tourist tax amounts to 2% per night and per adult of the amount excluding cleaning. The maximum occupancy is 10 people (adults and children combined). Pets are not allowed. Lessor’s Bank Details (IBAN): Provided by email upon booking.
5 – RESERVATION AND DEPOSIT
To proceed with the reservation, the Tenant shall return this contract initialed on each page and signed, accompanied by a deposit of €1,500 (one thousand five hundred euros). This payment shall be made by bank transfer to the Lessor’s account indicated in Section 4.
6 – DEPOSIT PAYMENT
The Tenant agrees to pay the sum of €1,500 (one thousand five hundred euros) on the day of reservation. This payment shall be made by bank transfer to the Lessor’s account indicated in Section 4.
7 – SETTLEMENT OF THE BALANCE
The balance of the rent indicated in Section 3, i.e., ………………… after deduction of the deposit, must be paid at least 1 month before the arrival date. To this amount shall be added the cleaning fee (€250) and tourist taxes (……… €), making a total amount to be settled of …………….. The total final rental amount is ……………… €.
8 – SECURITY DEPOSIT (BOND)
- At least 1 week before arrival, the Tenant shall provide the Lessor with €1,500 (one thousand five hundred euros) as a security deposit intended to cover any damage and/or degradation of the accommodation, furniture, and objects caused by the Tenant, as well as loss of keys or items. The security deposit must be paid exclusively by bank transfer.
- The security deposit will not be returned if damage is noted during the exit inventory. Otherwise, it will be returned to the Tenant within a maximum of one month after departure (this period may be longer in case of damage), after deduction, if applicable, of sums covering repairs or replacements.
9 – ASSIGNMENT AND SUBLETTING
This rental agreement is concluded intuitu personae for the sole benefit of the Tenant identified at the beginning. Any assignment of this lease, any total or partial subletting, or any provision of the premises to a third party — even free of charge — is strictly prohibited.
10 – INVENTORY AND CONDITION REPORT
A condition report and an inventory of the furniture provided are given to the Tenant upon entry. If these are not established and signed by both parties simultaneously, the report produced by the Lessor alone shall be contestable by the Tenant within 48 hours of entry. Failing any contestation within this period, the report shall be deemed accepted without reservation. A final inventory and condition report will be established by the Parties at the end of the rental.
11 – LESSOR’S DECLARATION
The Lessor declares to be the owner of the accommodation and to have full disposal and enjoyment of it during the period defined in Section 3.
12 – TENANT’S OBLIGATIONS
- The Tenant shall use the rented accommodation peacefully and according to its intended use.
- The Tenant shall maintain the accommodation and return it in a good state of cleanliness.
- Any noise likely to disturb neighbors (radio, TV, etc.) must be avoided.
- The Tenant shall have no recourse against the Lessor in case of theft or vandalism on the premises.
- The maximum occupancy must be respected.
13 – CANCELLATION POLICY
Cancellation conditions are as follows:
- From 30 days to 7 days before the start date: the Lessor shall irrevocably retain 50% of the total amount (excluding taxes and cleaning).
- Less than 7 days before the start date: the Lessor shall irrevocably retain 100% of the total amount (excluding taxes and cleaning).
14 – INSURANCE
The Tenant must have a multi-risk insurance policy to cover rental risks (water damage, fire, civil liability). A copy of the insurance policy will be requested by the Lessor upon entry. Otherwise, the Tenant will not be allowed to take possession of the premises.
15 – AUTOMATIC TERMINATION
In the event of a breach by the Tenant of any contractual obligations, this lease shall be terminated automatically. This termination will take effect 48 hours after a simple formal notice (registered letter or hand-delivered) remains unsuccessful.
16 – JURISDICTION
This contract is subject to French Law. In the event of a dispute, the court of the Lessor’s domicile shall have exclusive jurisdiction.

APPENDIX A: DESCRIPTION OF THE PROPERTY

Ground Floor (Main Cottage): Living room, Dining room, Kitchen, 3 Shower rooms, 4 WCs, 3 Bedrooms, Terrace. First Floor (Main Cottage): 1 Bedroom. Small Cottage: Master suite with bathroom and WC.
Location: 6 km from city center/shops. 20 km from train stations (Evreux or Dreux).
